Investor education
Clear answers before capital is committed.
Use these fundamentals to ask better questions and evaluate opportunities more carefully.
What types of properties does Fortuna target?+
Fortuna focuses on existing commercial multifamily properties built in the 1990s or newer, with durable demand drivers, practical improvement opportunities, and multiple paths to protect value.
How does Fortuna evaluate an acquisition?+
Every opportunity begins with conservative underwriting. Fortuna pressure-tests rent growth, expenses, financing, reserves, occupancy, and exit assumptions. A deal that only works in a perfect scenario does not meet the standard.
Does Fortuna guarantee returns?+
No. All real estate investments involve risk, including possible loss of principal. Any target return is an underwriting objective—not a promise or guarantee.
What is an accredited investor?+
Accredited investor status is defined by SEC rules and can be based on income, net worth, certain professional credentials, or entity qualifications. The online questionnaire helps begin the relationship but does not independently determine legal status.
How do I receive new opportunities?+
Complete the investor qualification form and join the newsletter. If an opportunity becomes available, qualified investors may receive offering information and next steps. Joining the list is not a commitment to invest.
How long are investments held?+
Hold periods vary by asset and business plan. Each offering will describe its anticipated timeline, liquidity limitations, material risks, fees, and projected exit strategy.
How are distributions handled?+
Distribution timing and priority depend on the specific offering documents and property performance. No distribution should be assumed until the terms of a specific investment are reviewed.
Can I invest through an LLC, trust, or retirement account?+
Potentially, depending on the offering and the investing entity. Investors should confirm eligibility and tax consequences with their own legal, tax, and retirement-account advisers.
Are there any fees investors pay outside of their investment?+
No. Investors are not charged separate out-of-pocket fees beyond their committed investment. All applicable sponsor fees, property-level expenses, and other costs are accounted for in the evaluation and business plan for each property and disclosed in the offering documents, so investors can review the complete fee structure before committing capital.
What happens after I submit the qualification form?+
You will be added to Fortuna's VIP Investor List and notified of future investment opportunities. Fortuna may also contact you to learn more about your investment objectives or request additional qualification information. Joining the VIP Investor List is not a commitment to invest and does not guarantee access to any offering.
